A clearer project starts here
Start with priorities
Separate must-haves from nice-to-haves. Describe what is not working now, how you use the space and the decisions that matter most.
Show the whole space
Gather wide photos and approximate dimensions. For decks, include the underside, framing and connections to the home where safely accessible. Do not climb or enter unsafe areas for photos.
Sketch your ADU site
Note proposed size, access, existing structures and known utility locations. Bring a site sketch and any available plans. Feasibility and property eligibility need project-specific review.
Define the whole budget
Discuss included and excluded work: demolition, site work, utility connections, design, fees, finishes and cleanup. Our project planning focus generally begins at $20,000 for decks and bathrooms and $50,000 for kitchens. For detached ADUs, we use roughly $300 per square foot as an initial planning benchmark: 800 square feet is $240,000 before project review. Garage conversions and shell or dry-in work need a custom scope review.
Bring decisions and documents
Share current plans, layouts, elevations and finish selections if available. Note what is undecided. For owner-supplied materials, confirm ordering responsibility, lead times, delivery and installation requirements before scheduling.
Ask about the unknowns
Discuss hidden framing, water damage, existing utilities and access constraints. Ask how allowances, exclusions and change orders will be documented, approved and reflected in cost and timing.
Build from a clear agreement
Align the scope, budget, responsibilities and next steps before construction. Scheduling requires review. Planning guidance only — not a construction quote.
